1.                  How many homes does ADC build each year?
 
ADC averages between 10 and 15 new custom home starts each year. Keeping the number of home starts at a comfortable number allows greater quality control and better service for our customers.

2.                  What price range does ADC build in?

Currently ADC builds custom homes ranging from $400,000 to $2,000.000. The price of a home may include the lot price and additional amenities that are considered as part of the price. 

3.                  How much is an ADC home per square foot?

This is not an easy question to answer for a custom home builder. No two houses built by ADC have ever been the same. The price varies according to size and the amenities that are included. Basement finish is historically less expensive and when included in the price, will lower the “per square foot” price considerably. “Economy of scale” may also affect construction costs, in that the bigger the house, the less cost per square foot it may be. Ultimately, the “price per foot” is dependant upon the owners and their requirements and requested amenities.

4.                  Can ADC design my house and do house plans?

ADC is a “design-build” company. Nearly 100 percent of the homes built by ADC are designed by ADC. Although ADC can build a house from plans provided by an outside source, ADC specializes in custom design and is your best asset in the design of your home. In many cases ADC can provide photo-realistic views of your home before construction even begins.

5.                  How does financing work?

Construction financing can be provided by the customer or by ADC. Typically a construction loan is required to begin the construction process. Depending on the bank, a construction loan is usually funded at 75% of the value of the completed home based upon a current professional appraisal. It is more beneficial for the customer to provide construction financing, because the interest is deductible and funds are not released to the builder unless approved by the customer.

6.                  How does the building process work?

Once an agreement has been forged and construction can begin, plans are submitted for permits. After permits are complete, construction can begin. ADC has a proven process and interface through the World Wide Web. 

7.                  How can we find a lot?

ADC has a selective lot inventory of properties as well as a working relationship with Omaha’s developers and developers in the surrounding areas. ADC can help in assisting in the selection of your lot. Your property selection may have considerable impact on your plan, size, orientation, and lot preparation costs.

8.                  Does ADC do remodels and additions?

Yes, ADC has completed many additions, basement finishes and remodels over the years. Utilizing CAD, ADC can usually show the client how the proposed work will impact the existing structure.
